Channel Letter Signs for the North Tampa Bay Growth Corridor

Between SR 54, SR 56, I-75 and Bruce B. Downs Boulevard, north Tampa Bay keeps adding new shopping centers, medical offices, restaurants and service businesses. Almost every one of them needs the same thing on day one: a lit sign with the business name on the building. Channel letter signs are the standard answer, because each letter is built as its own lit piece and the sign follows the shape of your logo.

Quality Signs Florida builds those signs for businesses in Wesley Chapel, Land O' Lakes, Lutz, New Tampa and Odessa. We design, fabricate and wire every letter in our shop at 31627 Saddle Lane in Wesley Chapel, then install with our own bucket trucks and Elliott sign crane. This page is a practical guide to getting a channel letter sign right in this part of Pasco County and north Tampa. For lighting styles, mounting options and our project gallery, see our channel letters page.

Who Permits Your Sign: Pasco County, City of Tampa or Hillsborough?

An exterior lit sign needs a sign permit, and in this area the permitting office depends on where the parcel sits. It is a common surprise, because many of these communities share mailing addresses and ZIP codes that don't match their jurisdiction.

  • Wesley Chapel and Land O' Lakes are unincorporated Pasco County. Permits go through Pasco County.
  • New Tampa is inside the City of Tampa, so the City of Tampa reviews the sign.
  • Lutz is unincorporated and straddles the Pasco–Hillsborough county line. We confirm the county from the parcel record before we apply.
  • Odessa also spans Pasco and Hillsborough, so we check the parcel the same way.

As a licensed Florida electrical contractor (License #ES12002067), our team handles the sign permit and the electrical side of the job. You don't have to figure out which office to call.

Landlord Sign Criteria Come First

Most centers along SR 54, SR 56 and Bruce B. Downs have written sign criteria that set maximum letter height, approved colors, lit or non-lit, and how the sign mounts. Many prefer raceway-mounted channel letters because the wiring stays in one slim box and the wall gets fewer penetrations. Newer mixed-use developments sometimes ask for halo-lit or direct-mounted letters for a more upscale look.

Send us your criteria with your logo. We design to them from the start, show you a 3D rendering on a photo of your storefront and give you a drawing you can hand to your property manager. That keeps the approval from bouncing back and forth.

Sizing and Lighting for How People Actually See Your Sign

A lot of north Tampa Bay storefronts are read from the car: across a parking field, from a turn lane on SR 56 or from Bruce B. Downs at 45 mph. That calls for simple shapes, strong contrast and bright, even LED lighting more than fine detail. Shops that face sidewalks and patios, like the newer walkable centers, can use smaller letters and more character.

  • Face lit letters light through a colored acrylic face. They are the easiest to read from the road after dark and the usual choice for retail and restaurants.
  • Halo lit letters glow onto the wall behind them. They suit medical, professional and boutique tenants who want a quieter, premium look.
  • Push-through and backer panels add depth or contrast when the wall color fights your logo, as on Checkmate Escape Rooms in Land O' Lakes.

Every sign we build uses bright, energy-efficient, UL-listed LEDs.

From First Photo to a Lit Sign

  • Send a photo and your logo. A straight-on picture of the storefront and rough wall measurements are enough to start.
  • Free design and quote, usually the same day, with a 3D rendering on your building.
  • Approvals. We prepare the landlord drawing and the permit application for the right jurisdiction.
  • Fabrication in Wesley Chapel. Letters are cut, formed, wired and lit in our shop.
  • Installation by our own crew with bucket trucks and an Elliott sign crane. Most projects are completed in 10–14 days from design approval.

Need a sign that changes its message too? We are an authorized Watchfire and CirrusLED dealer for LED message centers. If an existing sign has gone dark, our sign repair team can help.

Frequently Asked Questions

Who issues the sign permit for my location?

It depends on where the building sits, not on the mailing address. Wesley Chapel and Land O' Lakes are unincorporated Pasco County, so permits go through Pasco County. New Tampa is inside Tampa city limits, so the City of Tampa handles it. Lutz is unincorporated and straddles the Pasco–Hillsborough line, so we confirm the county from the parcel before we apply.

How big should my channel letters be?

Start with how far away your customers are. A storefront that faces a big parking field or a six-lane road like SR 54 or Bruce B. Downs needs taller letters than a shop on a slow walkable street. We measure your wall, check your landlord's maximums and show you the letters to scale on a photo of your building before anything is built.

Can you work with my shopping center's sign criteria?

Yes. Most centers in Wesley Chapel, Land O' Lakes and New Tampa have written tenant sign criteria covering letter height, colors, lighting and mounting. Send them with your logo and we design to them, so your drawing is ready for the landlord's approval.

How long does a channel letter sign take?

Most projects are completed in 10–14 days from design approval. Landlord approval and the permit review can add time, so we start that paperwork as soon as you approve the design.

What does a channel letter sign cost?

Price depends on letter height, the number of letters, the lighting style, the mounting method and the install conditions. We quote from your actual wall and your approved design, so send a photo of the building and your logo for a free design and an exact price, usually the same day.

What about Zephyrhills, Dade City or the rest of Hillsborough?

East Pasco is handled by our sister shop, Quality Signs of Zephyrhills, with the same family-owned company behind it. Hillsborough customers south of New Tampa are served by Quality Signs Tampa.
